Brownstone care and maintenance.

Brownstone is a natural soft, sedimentary stone that was formed by build-up layers, which are called grain.

Brownstone should be cut with the grain running horizontally, but often, to save time and money, the stone was cut parallel to the grain, which is incorrect. This causes the stone to loose strength over the years. Brownstone absorbs water from the rain, if water freezes, it causes the stone to expand and flake off.

To prevent damage to these properties the best idea is maintenance. Regular attention to ordinary maintenance and minor repairs will help on the long run.

Keeping drains clean specially at the front patio will prevent flooding to the basement; also the patio should keep water away from the foundation.

Maintain the front stoop, and take special care underneath stoop. Make sure is well ventilated.

Pay attention to the first row of stone below the window sills, they get damaged sooner because of AC units and snow accumulation in winter time.

Keeping things like this in mind and quick repair will prevent a major repair later on.
